Bay House School – Multi-Disciplinary Surveying Project
Project Overview
Bay House School, a historical educational establishment in Gosport, required a range of surveys to assist with the refurbishment and upgrading of its facilities. Located adjacent to Stokes Bay and housed partly in the grade II listed Bay House built in 1838, the school needed a sensitive yet thorough approach to its surveying needs to ensure both preservation and modernisation.
Objectives
The main objective was to provide Kier Construction with precise and detailed survey data to inform and guide the refurbishment of Bay House School. Specific goals included:
- Developing accurate 2D and 3D representations of the buildings and site for refurbishment planning.
- Mapping underground utilities and CCTV drainage survey to identify connection points.
Challenges
The project faced several challenges, including:
- Conducting detailed surveys within the limited window of the school’s Christmas shutdown to minimise disruption to educational activities.
- Modelling buildings of a modern era with other historic listed buildings was an interesting challenge for our BIM team.
Approach and Execution
Laser Surveys Ltd deployed multiple teams equipped with 3D Laser Scanners ensuring the work was completed efficiently and to the highest standards:
- Topographical and Measured Building Surveys: Utilised 2D and 3D CAD along with a 3D Revit model to LOD3 to capture detailed and accurate data.
- Underground Utility Detection: the latest detection methods, including EML and GPR were employed to map utilities accurately to PAS128 specification level M4P.
- CCTV Drainage Survey: we provided a thorough analysis of the drainage system including a Wincan condition report, a connectivity plan, and high-quality video footage.
- Desktop Utility Records Searches: a full desktop utility search was conducted in advance of the utility detection survey.
Outcomes
The project successfully delivered detailed, actionable survey data that is being used to drive the refurbishment project forward. This data is crucial for the precise planning and successful implementation of the refurbishment, ensuring that both the historical value and functional needs of the school are met.
