Project Overview
Laser Surveys was commissioned to carry out a series of as-built surveys for a newly completed residential development comprising multiple homes, garages, and associated infrastructure. The purpose of these surveys was to provide accurate verification that the built elements matched the approved design specifications and were compliant with local authority and utility adoption standards.
Scope of Work
The project required a comprehensive suite of as-built surveys to document the final layout of key infrastructure, ensuring a smooth handover process for developers, contractors, and regulatory bodies.
Drainage Connectivity & Condition Surveys:
One of the critical surveys conducted was a Drainage Connectivity and Condition Survey, ensuring that the newly installed drainage system was built as per the approved plans and met the necessary requirements for adoption by the local water authority. This involved:
- CCTV drainage inspections to check for structural integrity, blockages, or misalignments.
- Manhole and chamber positioning verification, ensuring accessibility and compliance with regulatory standards.
- Gradient and flow checks to confirm that surface and foul water drainage systems were operating correctly.
Measured Surveys:
To verify that the constructed homes aligned with the design plans, we carried out Measured Building Surveys. This involved:
- Floor area verification, ensuring that each home met the approved size and spatial configuration.
- Footprint and elevation checks, comparing constructed dimensions against planning approvals.
- Boundary confirmation to ensure property demarcations were correct for Land Registry submissions.
Utility & Infrastructure Surveys:
To ensure safe and effective long-term site management, as-built utility surveys were completed to document the final positions of underground services, including:
- Electricity, gas, water, and telecom networks, ensuring they matched design layouts.
- Roads, footpaths, and landscaping surveys, confirming compliance with local authority adoption requirements.
- Highway adoption surveys, ensuring that carriageways, drainage, and street lighting met council specifications.
Outcome
Our as-built surveys provided the developer with accurate, verifiable records of the completed site, ensuring compliance with planning regulations, building warranties, and utility provider requirements. The data was used to facilitate handover to local authorities, ensuring that drainage, highways, and other critical infrastructure met adoption criteria.
