BIM (Building Information Modelling) is about enabling collaboration between multi-disciplinary professionals through the lifecycle of a development project and onwards.  This collaboration must start at the design stage of the planning process when the requirements for the existing site and building survey data are assessed. Laser Surveys work closely with our clients to ensure that the Level of Detail and formats of the deliverables are agreed from the onset of each specific project so they receive the full benefits of Building Information Modelling.

The criteria used during 3D Building Information Modelling for developing a BIM Model will be different for each project which is why we provide our clients with a ‘Revit Specification Checklist’ which itemises the scope of work and the level of detail required from the Revit Model commissioned.

Levels of Detail for Buildings & Structures

LOD1 – Massing Model

Overall shape of external building envelope.

LOD2 – Outline Model

Major walls, columns, floors, ceilings & roofs, with openings.

LOD3 – Standard Detail

Laser Surveys generic families of doors, windows, stairs, ramps and balustrades.

Generic families based upon overall dimensions for fixtures, fittings, and architectural features.

LOD4 – High Detail

Laser Surveys project specific families of doors, windows, stairs, ramps and balustrades.

Project specific families based upon more detailed dimensions for fixtures, fittings, materials and architectural features.

Considerations for Building Models

You may require specific elements of your project in a different level of detail to that specified for the overall building, for example if certain elements are listed or require more detailed Building Information Modelling due to renovation works. Other elements may need to be shown but are not the focus of the works and can be shown in a lower detail.

Levels of Detail for Site Models

LOD1 – Surface Only

Revit ‘toposurface’ based on site level data points.

LOD2 – Surface with subregions

As previous but divided into subregions to identify surface finishes.

LOD3 – Surface with subregions and site features

As previous but to include site features such as steps, street furniture, barriers, retaining walls, and trees also modelled as Revit objects.

Considerations for Site Models

We can tailor different Levels of Detail to different parts of the site as required/directed by client. Trees and bushes included within the model are generic examples. Height and position are taken from the topographical data, while spread is determined by the Revit family and cannot be amended.
