TOPOGRAPHICAL LAND SURVEYS

Cities, Towns, Industrial Parks and Green Field Sites. We continue to lead the field in the use of Robotic Instrumentation, Electronic Data Capture and Survey Software.

Since our company's inception land surveys/topographical surveys have been the bread and butter of our business. We currently carry out approximately 600 such contracts a year. This level of work is maintained by utilising the very latest technology available with a dedicated in-house workforce. Our instrumentation is based around Trimble Series Instrumentation. Their development of the most advanced in laser and infra-red measurement technology has allowed Laser Surveys to provide an accurate, fast and efficient service to our clients. Recent acquisition by Laser Surveys of the new Trimble 608 Autolock Direct Reflex 200+ Total Station and Trimble 5700 RTK GPS System now enables Laser Surveys to carry out remote surveys and data capture of topographical information off-site where access is not available or entry is prohibited and real-time surveying/provision of control networks respectively.

Land Surveying or Geomatics, as it is becoming known, is the collection & presentation of 3D data using a variety of media in either 2D plan, section or 3D digital models.

BUILDING SURVEYS

Accurate dimensional floor plans, elevations and sections for refurbishment or asset management purposes. Output in Hardcopy / DXF / DWG 2D or 3D. Experienced staff and attention to detail are the hallmarks of our company.

Floor plans are prepared using Spectra Precision Measuring Systems linked to Autocad Software. This provides a fully controlled survey of the structure at all levels. Elevational information (precise 3D co-ordinates) is acquired by direct measurement using the latest Leica TRCA 1205 Reflectorless Laser. This system of measurement not only provides precise (±3mm) elevational detail, but also verticality information on the structure.

Licensing (Act) 2003

This act demands a 1:100 scale plan of all licensed premises, and this must show the following:

Land Registration Act 2002 ("LRA2002")

Laser Surveys' specialist Building Survey Department is ready to help you meet the stringent demands of the Land Registration Act 2002. Set out below are the requirements, and we would be pleased to provide you with a fixed price quotation for providing the necessary plans for your properties anywhere in the UK.

The Change

The Land Registry's requirements for plans will be more important to commercial landlords because the obligation to register leases will be extended to include all those granted after 13 October 2003 for a term of more than 7 years and those previously unregistered leases assigned after 13 October 2003 which have more than 7 years to run at the date of the assignment. Note that the Land Registry intend eventually to reduce this period to 3 years.

The Requirements

These requirements have not been changed by the LRA 2002. They are as follows:

  1. The scale and orientation must be clearly shown.
  2. The preferred scale is 1/500, but the registry will accept 1/1250, if the detail is clear. Anything in between will do.
  3. Plans which have disclaimers such as "for identification only" of "do not scale from this drawing" are unacceptable.
  4. The plan must be based on an accurate survey, plotted to the chosen scale. The accuracy should be within the plottable limits of the scale i.e. distances scaled from the plan between well defined points of detail should be accurate to within 0.3mm at map scale plus one part in one thousand of the distance measured (+/-150mm).
  5. Any measurement shown must be in metric form.
  6. The plan must show sufficient detail to reveal the position of the demised premises in relation to the boundaries of the land in the registered title or to other details shown on the Land Registry plan. If you require a copy of the Land Registry plan for a particular property please let us know.
  7. The plan should show the extent of the demised premises and the number or other reference identifying it. The external boundaries of the unit should be edged in colour to avoid any other misinterpretation.
  8. If the unit is in different parts, for example on several levels, each seperate parcel must be identified, using a different number or reference, if possible, to avoid confusion. You may use the same number with a different prefix - for example LG3 and UG3.

LANDSCAPE SURVEYS

Laser Surveys are proud to have been involved in the survey of some of Englands most notable gardens and parks. These have included Stowe Park and Croome Park (featured in the accompanying photograph) for the National Trust, and most recently the Physic Garden in Chelsea. These surveys not only provide an invaluable management tool for the day to day running of the estates, but also in the case of Stowe and Croome Park, an insight into the original designs and layout as conceived by one of our greatest landscape architects, Capability Brown. This is economically possible because Laser Surveys utilise the very latest semi-robotic survey systems backed up by specialist software

GPS SURVEYS

On 1st May 2001, the White House announced the decision to discontinue the intentional degradation of GPS signals to the Public, the civilian users of GPS will be able to pinpoint locations up to ten times more accurately.

Capitalising on this situation Laser Surveys have now included in their equipment portfolio the Trimble and Leica GPS Systems, this not only increases efficiency on the larger surveys but also reduces the costs on other survey services including -

* Photo-control
* Highways - Primary Control
* Asset Surveys
* Boreholes/Trial Pit Locations
* Larger Earthworks/Land Fill/Green Field Level Surveys
* Archeological

The high level of accuracy and speed of use of the GPS Total Station allows "real-time" surveying. When the system is mounted on one of our 4WD All Terrain Vehicles our production levels are greatly increased.
